SITE.

The parcel is romboid in shape, with its shortest diagonal running north-west/south-west. 

DEVELOPMENT.

Row housing is arranged in two blocks, adapted to the gentle terracing of the land along its north-east and north-west boundaries and set back from the boundaries per legal regulations.  Access to underground parking is situated between the two blocks, which form an amphitheatre surrounding a community garden area. 

ACCESS.

Re-arrangement of the levels of land allows access to the complex at the meeting point of the north-east and north-west boundaries.  

The rotunda positioned at the entrance branches off into footpaths to the houses and to the shared ramp leading to the underground garage, machine rooms and private storage rooms, and also to underground community facilities. 

OPEN AIR INSTALLATIONS.

In addition to the community entrances, there is a shared garden delimitated by the south-east and south-west boundaries and the private gardens of each house.   

The communal open air space provided by the arrangement of the buildings acts as a bioclimatic regulator to soften extreme weather conditions.  

A series of different spaces accommodate a variety of leisure activities:

Wellness center – spa area with a recreational pool for children and adults, equipped with propellers, showers and sauna. 

Fitness area – for aerobics, weights and spinning. 

Kids’ area – prepared specifically for children’s activities and play

Pet corner – controlled leisure area for domestic animals. 

Installations – several parterres together with groups of trees generate shade.  The area is equipped with benches, waste baskets and fountains.
