DEVELOPMENT.

Housing is organized in a block amidst a ground-level garden.  All rooms have exterior views onto the street or the central patio.  Staircases, lifts and accesses to individual homes are located in the central patio. 

The height of the building follows the slope of the street, generating a terracing on each floor level to simplify horizontal paths and to optimize the use of lifts and staircases grouped in a single nucleus. 

The central patio is open vertically to the exterior by means of corner openings and through spaces, which illuminate the garden area and act as a bioclimatic regulator, channelling and distributing air flow and sunlight through the seasons.  

Terraces are located on projections and also in inlets of the facade on the middle floors and attic level, with transparent fronts that act as sound screens.  

The ground floor, which is diaphanous, follows the slope at street level.  Pedestrian access is adapted for handicapped users by means of gently sloping ramps and appropriate flooring. 

Areas for relaxation, leisure, play and open air activities are located next to the garden area.  

The swimming pool and solarium, in the south-western section, communicating with complementary facilities located in the basement, allows seasonal usage and closure, and adequate conditions of sunlight.   

Car parks, private storage rooms, machine rooms and auxiliary installations are distributed in two basement floors covering the entire area of the parcel.  Communication between the floors is by straight two-way ramps. 

The roof level houses solar energy systems and telecommunications infastructure, and external equipment for ventilation, air conditioning and other complementary installations.  

The various levels of the building are linked by two staircases, a bank of three lifts, and ramps of the ground floor for handicapped access.
