SITE.

The parcel is bound by the former N-III Madrid-Valencia road to the north-east, the B road network to the south, and calle Cinco to the east.  

OBJECTIVES.

Develop housing with optimum conditions of ventilation and energy efficiency, applying bioclimatic criteria.  

Increase residents’ wellbeing and quality of life with community spaces designed for leisure, sports and social interaction.  

Use building systems, materials and installations that fulfil criteria for sustainability and energy efficiency.   

DEVELOPMENT.

Housing is organized around a central space in which two vertical communication hubs are located and which provides access to galleries leading to the individual flats. 

This communal space connects to the outside through openings on the north-west wall and beyond the volumes aligned with the south and east walls.   

Three basement floors and a semi-basement house the car park and private storage rooms, as well as machine rooms and community spaces.  

The attic floor contains the shared clothes-line area, spa area, garden area and machine rooms.  In addition to housing, the 11th floor features a fitness room and spa area. 

The design includes a light, translucid roof incorporating solar panels, covering the attic floor and the central space.   

ACCESS.

Access to the building – via the entrance door or the two-way ramp to the car park - is on the south wall from the B road. 

COMMUNITY SPACES.

As well as the entrance and circulation areas, the building is provided with open leisure areas on different levels, that overlook the exterior through the openings in the facade.   

The 11th floor and the attic include a wellness area equipped with a spa, swimming pool, showers, sauna and toilets, and a fitness room for aerobics, weight lifting and spinning.   

The attic floor also features a garden area, planted with low-maintenance plant species.

BIOCLIMATIC ASPECTS AND SUSTAINABILITY.

The project addresses location, orientation, sunlight, shade, winds, breezes, ventilation, internal temperature balance, micro-climates, plant life, light, and acoustics, and the regulation of all these factors.  

From the viewpoint of sustainability, we have considered the rational use of renewable and non-renewable energy sources, recycling of solid and liquid residues, the use of non-pollutant materials, water recycling, energy efficiency, new telecommunications technology used in the development of the digital city, work from home practices, the efficient use of time and the subsequent reduction in travel.
