SITE.
The parcel forms a rectangle measuring 25m x 121.04m. Its length runs north-east – south-east in parallel with the A-42 road, formerly the national N-401 Madrid-Toledo road.
OBJECTIVES.
The structure and morphology of the parcel allow for the establishment of different tertiary activities.
Architectural provisions must be versatile and easily adapted.
Built-in flexibility for the implementation of installations specific to each activity.
Design of passive systems for noise and temperature mitigation.
Energy efficient.
Environmental balance.
Sustainable operation.
Inclusion of green areas.
Use ground-level and rooftop space for open air activities.
DEVELOPMENT.
The design proposes a double-plated façade. The external plate is located on the official alignments to the maximium height of the crown. The perimetral frame of the porticos of the metal structure supports plate glass, arranged vertically in a zigzag pattern to optimize sound proofing and increase heat dispersion.
An internal double-glazed facade, with practicable windows, surrounds the space dedicated to tertiary activities and is arranged in alignment with the dimensions of the modular system designed to distribute the interior.
The cavity between the two layers of the building serves as a transitional space to attenuate external noise, thermal radiation and air pollution, forming a ventilated chamber which acts as a bio-climatic regulator and sound-proofing system.
The building is distributed on 5 floors above ground, dedicated to tertiary services, and two underground floors housing a car park and service installations.
The exterior of the building presents a unified image of the whole and forms a singular element of reference in the landscape.
The folds in the external skin of the facade reveal the vertical and slanted planes of the structure, emphasizing its height and re-establishing the balance between horizontal and vertical dimensions.
The arrangement and characteristics of the plate materials used for the facade, together with the lighting systems designed for the intermediate spaces, generate a range of different images during the day and at night that are visible from a large area of the A-42 road and El Bercial.
This idea of the architectural object as a milestone, guarantees the visibility of the building and converts it into an icon in the urban landscape of Getafe, regardless of the emblems used by the different tertiary operations occupying the interior throughout the life cycle of this multi-purpose complex.
