PROPOSAL FOR A RESIDENTIAL COMPLEX AND GOLF COURSE.
PARTIAL PLAN “EL ROMERAL 2”

The design proposes a Mediterranean style of architecture to provide the complex with an identity different from the type of architecture that is predominant in the surrounding area.  

Road network.

Objectives: Integration into the landscaping project, avoidance of through traffic in residential areas, layout over existing topography, and provision of access control to the complex. 

Development proposal: Single access from the Molina-Fortuna road; distribution via a ring road; a secondary network in residential areas with cul de sacs to prevent through traffic. 

Residential complex.

Objectives: Provide a sensation of peace and of living with nature, reducing the scale of the complex and facilitating user orientation.  Respect for the topography of the location.  Enable a phased building schedule and facilitate management and maintenance of the complex. 

Development proposal:  Organization into residential groups, layout of landscaped parcels, remove parcels from the A-5 road, collective housing located at the highest point of the development to avoid blocking views, and detached single family residences next to the Golf course.  

Golf course. (Main element of the complex, located at the centre.)

Objectives: Allow views to the surroundings from the course, layout in accordance with existing topography, maximum perimetral development, predominantly north-south orientation of lanes, allow for water storage.  

Development proposal:  Club House located at the highest point of the course, two 9-hole areas with parallel outbound and return lanes, western layout along a valley floor, eastern layout on a half slope.
