PROJECT FOR THE CONSTRUCTION OF A BUSINESS BUILDING IN THE A-ROAD CN-340,
KM 178. MARBELLA-MÁLAGA
2002 - 2003. MARBELLA
The building has two basement floors, the bottom floor is used as garage, with a total of 104 parking spaces, and the top floor is used as warehouse, installations area and loading and unloading area.
On the grade line level, the building has two floors (Ground Floor and First Floor) for business use.
At the moment, a swimming pool and a bar are being planned for the exclusive use of the adjoining hotel. Those installations can only be accessed from the hotel.
The layout of the floors is the following:
Second Basement
This floor is mainly devoted to garage use. The access for the vehicles is located on the upper floor and it is done through a two-way ramp 6.50 m wide with a gradient of 20% and a pavement for pedestrians 0.65 m wide. The traffic inside the garage is regulated through one-way streets 5 m wide.
The second basement has a central group of vertical communications for public access, which consists of a staircase and two lifts that communicate all the floors. Likewise, there is a centre for services and emergencies consisting of a goods lift and a staircase. This centre is located on one end of the building.
The garage has a total of 104 parking spaces, 66 of these measure 5.00 x 2.50 m and 3 measure 5.00 x 3.60 m. The latter are intended for the disabled.
The premises located in this floor are separated from the garage by lobbies. Such premises are:
- Room for gardening
- Fire tank
- Fire pressure group
- Telecommunications room
- Maintenance room
- Sanitary water tank
- Sanitary water pressure group and water meter
First basement
This floor has an area devoted to the storage of goods from the different premises and another devoted to loading and unloading. Both areas are separated by lobbies.
Likewise, there is an area to accommodate the electrical system. In this area can be found the following installations: a transformation centre, rooms for the electrical meters, etc. In this basement are also located the refuse room and the security centre for the installations.
También se dispone una zona dedicada a instalaciones eléctricas en la que se encuentran el centro de transformación, los cuartos de contadores eléctricos, etc. En este sótano se encuentra ubicado el cuarto de basuras y el de central de seguridad de instalaciones.
The storage area is compartmentalised in eight departments, one for each business premises. The access to these departments is done through each of the premises of the Ground Floor and through the protected corridors of the basement.
From the street, the
access of vehicles is done through a two-way ramp 6.50 m wide, with a pedestrian
pavement of 0.50 m and a gradient of 20% and 4% in the first four meters.
This ramp leads to an area of horizontal road surface, with enough space
for loading and unloading, and then continues to the ramp that goes down
to the garage floor.
The access of the staff members is done via the central group of vertical
communications and via the service and emergency centre. In the loading
and unloading area, there is also a staircase to exit the building.
Ground Floor
In this floor, there are eight business premises with separate access from the main facade of the building. Each of them has an emergency exit in the rear facade.
In the centre of the main facade there is an open courtyard from which the lobby can be accessed. In this lobby are found the lifts and the staircase that make up the central group of vertical communications giving access to the First Floor.
Each premises has its respective number of toilets plus the proportion resulting from the public spaces. In these premises there are also staircases leading to the respective warehouses.
First Floor
From the central group of vertical communications can be accessed a lobby lit naturally by two skylights located on the ceiling. This lobby continues into a central corridor, which communicates with the emergency centre, and into a transverse corridor, which leads to the balcony located over the premises of the Ground Floor and to an emergency staircase that leads to the rear facade of the building.
The central corridor provides access to eleven premises. Three of these premises can use the balcony mentioned above.
Similarly to the premises located on the Ground Floor, these premises have their respective toilets plus the proportion resulting from the public spaces.
Roofing Floor
In this floor there
is an area for accommodating the installations that has been covered and
closed.
